- In order for an application to be processed, we need the following for each applicant:
- Application Fee (non-refundable $55 and required to submit an application)
- Identity Verification (Government Issued ID)
- UVA Student ID (if applicable)
- Income Verification (not needed for UVA undergraduate)
- USCIS (U.S. Citizenship & Immigration Services) documentation
- required only if you do not have a U.S. Gov't issued Social Security or Taxpayer Identification Number
- Banking Information (institution name and account number is required)
- Completed application for each person age 18 and older that will be living in the property
- The rental property has been viewed or a request made to rent a property sight-unseen
- Accepted Forms of Income Verification:
- A copy of your four (4) most recent paystubs (must be within the last 30 days, show YTD gross earnings, show your name and employer name)
- Employer hire letter (accepted only if you have not received the four (4) required paystubs yet)
- Financial award letter (UVA Graduate Students)
- Copy of court-ordered support agreement & copies of last 3 months bank statements showing those support payments being deposited
- Pension or Social Security check stub or award letter
- Social Security Disability award letter (applicants only; other occupants' SSD is not considered)
- Documented savings or brokerage account statement showing the entire lease value (copy of your most recent savings/brokerage statement showing name and balance)
- HUD or similar housing voucher
- Self-employed applicants must provide copies of CPA-prepared federal tax returns filed for the most recent two-year period. Income that is not taxed (i.e. non-reported cash income) will not be considered in meeting the income guidelines and may be grounds for denial of the application.
**If we are unable to verify your income or your income is contrary to your lease application, our acceptance of your lease application will be withheld
- Once your application is approved, a Reservation deposit will be due prior to a Lease being sent for signature (one month's rent unless your application indicates that a double deposit is required)
- If you have ever been convicted of a misdemeanor or felony please review the Criminal Acceptance Decision page. We are unable to tell you BEFORE you apply if any charge would cause you to be denied. (CrimSafe criminal list)
- Pet Fees:
- A refundable $300.00 security deposit will be charged where pets are accepted (covers up to two pets). Additional pets will be charged another $100.00 security deposit per additional pet.
- Monthly pet fee is $40.00 per month per pet in properties where pets are accepted.
- Please inquire with the Leasing Department before applying to confirm pets are accepted.
- Not all properties accept pets and some properties only accept certain species.
- Breed restrictions which includes both purebred and crossbreeds:
- Rottweiler
- Pit Bull Terrier
- Doberman Pinscher
- American Bully
- Staffordshire Terrier (American or Bull)
- Chow Chow
- German Shepherd
- Akita
- Required pet documents:
- Copy of their current vaccination records which includes Rabies
- Copy of current flea prevention
- Color photo of the pet
- When filling out the pet information on the application- for each pet, please make sure to include the name, breed, weight and age.
- Occupancy Guidelines:
- All applicants must be age 18 or older on the date the application is submitted to us.
- No more than two occupants may occupy each bedroom.
- An infant who is under two years of age at the time of submission of the Rental Application or any lease renewal will not be considered an occupant. Any child two years of age or older will be considered an occupant for determining the occupancy limit. If an infant less than two years of age at the time of the Rental Application or lease renewal reaches two years of age during the lease term, and at such time causes the residents to exceed the occupancy limit described above, then the residents will be required to transfer to another available apartment with an allowable number of bedrooms at the end of the lease term.
- Each of our properties is subject to varying zoning requirements that limit occupancy to unrelated persons. Typically, these limitations are “no more than three” or “no more than four” unrelated persons, regardless of the number of bedrooms. Your Leasing Agent will inform you of any zoning restriction that is more restrictive than two persons per bedroom.
*Please note that some properties we manage do not accept undergraduate students, please confirm with the Leasing Department if you are not sure.
**In order for a unit to be placed on "hold" for 48 hours at the time of application submission, we need a reservation deposit, in addition to all items listed above. You then have 48 hours to sign a lease agreement once we notify you of your application approval. If your application is approved, but you fail to sign a lease agreement within 48 hours, we will retain a portion of your Reservation deposit. If your application is denied, we will refund your deposit in full. Your reservation deposit converts to a security deposit on the day your lease is signed.**
