Maintenance Services
We make every attempt to address maintenance requests on a timely basis. Keep in mind, however, that emergency maintenance issues must be handled prior to non-emergency maintenance requests. For your reference, here is a brief list of what is considered routine maintenance versus emergency maintenance.

Extreme Scenarios
Always call 911 first for all major emergencies including: burglary or vandalism, fire, criminal activity in the premises. After reporting the emergency to 911, call our maintenance line to notify our maintenance staff.

Routine Maintenance
Pay Bill OnlineSome maintenance issues should be handled by residents. These include:

Changing light bulbs
Plunging clogged toilets/sinks/tubs
Replacing batteries in smoke detector
Resetting Garbage Disposal
Flipping breakers/Replacing fuses

How to Report a Maintenance Issue
Emergency maintenance issues may be called in to the office during business hours (8-5 PM, Monday through Friday). If after hours, call 434-971-1600 and follow prompts for emergency maintenance requests.

For non-emergency maintenance, view our maintenance contacts.

For apartments or houses with more than one resident, please designate ONE PERSON to notify and follow-up on maintenance requests. This ensures a timely response to your request and avoids confusion.  When leaving a message or notifying by email, please leave very detailed information – specify the exact location of the issue, how long it has occurred, and what measures you have taken (if any) to fix it. Always leave a contact number should our maintenance staff have additional questions.

Utilities
For properties where specific utilities are included with your rent, notify the office should you have any interruption of service.

For utilities not included with your rent (i.e. telephone, internet, cable, electricity, etc.) contact the service provider directly with issues or problems.

A Note about Maintenance Fees
Please be aware that tenants will be charged for costs incurred in labor and materials used to make necessary repairs or cleaning other than normal wear. Tenants are also charged for any maintenance that is a result of neglect or abuse on the part of the tenant or tenant’s guests. Replacement keys may result in a fee for duplicate keys or lock re-keying. 

Move-out information
You must vacate your apartment completely on or before your lease expiration date, no exceptions. Keys should be returned to our office, and we will need your forwarding address so that your security deposit can be returned to you. Our move-out procedure list will assist you in leaving your apartment in move-in condition. If you were a resident of a multi-tenant apartment or house, the security deposit will be returned to one person only, regardless of whether or not it was paid by that person. That designated person is responsible for distributing the security deposit to his or her roommates.
